Cancellation Policy
No one books a vacation with an intention of canceling. This is a time to be excited with anticipation!
Vacation cancellations are almost always due to some sort of very unexpected new development over which our guests have no control.
When booking a regular hotel room or suite, the hotel can almost always find another guest to fill the vacancy resulting from a cancellation. However, the vacation homes we offer are very unique products that require a lot work to create new bookings. As our future guests, you are
putting forth a good faith deposit or paying in full, depending on how far out your booking is. On the other hand, we are taking a very unique product off the market and turning away business for anyone inquiring about the dates you have booked.
I recommend travel insurance to our guests. You are investing a lot in your vacation. Why not protect that investment? I have researched travel insurance costs companies. Travel insurance can cover both travel and lodging expenses for virtually any potentiality.
Additional helpful info relative to storms:
Hurricane by definition: Sustained winds of 74 miles per hour or more.
Hurricanes - Prior to arriving in Cancun:
Storm forecasting is often inaccurate. If your flight is canceled due to a pending hurricane, and the hurricane DOES NOT come to fruition in Cancun, you would want to get out on the next available flight as no credit is provided for such cases. If I have availability you can stay an extra day or two to make up for the time lost from the flight cancellation. Most airline policies for getting on the next flight out because of a canceled flight does not result in a fee from the airline.
If a hurricane is out at see and is “forecasted” to hit Cancun, I recommend you keep an eye on things of course but unless or until it happens try to relax. In late October of 2011 Hurricane Rina was forecasted days away to hit directly into Cancun. As the days went by the forecast remained the same. And the hurricane Rina was gigantic. The outskirts of the storm were spanned from just South of Florida all the way down to South America. Many flights were even canceled. Near the proverbial 11th hour, the storm dissipated into a tropical storm and veered off the projected course.
Hurricanes - Prior to arriving in Cancun:
If your flight is canceled due to a pending hurricane, and the hurricane DOES come to fruition in Cancun, you would be given a full credit towards a future date. No monetary refunds are given.
Hurricanes - Occurring while in Cancun:
If you are actually in Cancun on vacation and a hurricane occurred the portion of your stay while a hurricane existed in Cancun would be credited towards a future stay. No monetary refunds are issued. If you have travel insurance, which does almost always cover hurricanes, the insurance company would then reimburse the cost. You would not receive a credit in this case.
Other Possibilities not related to a guest needing to cancel for their own personal reasons:
Anything besides hurricanes that is beyond my control such as, but not limited to, pandemics, oil spills, acts of God, US or Mexico or other government or agency travel BANS would be given a full credit towards a future stay. In other words, the full amount of the booking that was paid for can be applied to a future stay.
Flights canceled for departure city reasons:
For example, a flight out of Chicago gets canceled because of bad weather in Chicago. You would want to get out on the next available flight as no credit is provided for such cases. If I have availability you can stay an extra day or two to make up for the time lost from the flight cancellation. Most airline policies urge you to get on the next flight out to avoid a flight cancellation fee.
Travel Insurance info:
You are investing a lot of money in your vacation. Why not protect that investment? I have researched several travel insurance companies and I have found that Travel Insured International is an excellent option for your protection.
Their Worldwide Trip Protector plan includes Trip Cancellation and Trip Interruption coverage. Travel Insured International also has a cancel for any reason plan that covers your investment for as little as about 7% of the total amount of your vacation cost that you want to insure. We highly recommend this to our guests.
Trip Cancellation vs. Trip Interruption
Trip Cancellation applies after you purchase your plan but before departure. Trip Interruption applies after departure (or if you must join your trip after your scheduled departure date). The covered reasons for Trip Cancellation and Trip Interruption may vary from each other. Please read the plan document for details.

Cancellation Policy
Please note: For cancellations of dates that include the week of Thanksgiving or the nights of Christmas Eve, Christmas Day, New Years Eve or New Years day, please see Cancellation Policy - Holiday Bookings just below this first section.
Canceling more than 5 months and less than 9 months prior to arrival: 12% of Rental Total
Cancelling 91 to 149 days prior to arrival: 20% of Rental Total
Canceling between 60 & 90 days prior to arrival: 30% of Rental Total
Canceling between 46 days and 59 days prior to arrival: 50% of the rental total
Canceling less than 45 days prior to arrival or less: No Refund
Cancellation Policy - Holiday Bookings
For reservations that include part or all of the week of Thanksgiving or the nights of Christmas Eve, Christmas Day, New Years Eve or New Years day.
8+ months prior to arrival: 20% of the Rental Total
6+ months prior to arrival: 40% of the Rental Total
5+ months prior to arrival: 60% of the Rental Total
4+ months prior to arrival: 70% of the Rental Total
3+ months prior to arrival: 80% of the Rental Total
Under 3 months prior to arrival: No Refund
